We strive to provide clean and well-maintained housing for our residents. It is our mission to provide a living environment which they can proudly call home.

To help accomplish that mission, we have established the following uniform occupancy standards for screening all prospective residents.

Minimum Qualifications for Occupancy


  1. Applicant(s) or their guardian(s) must be legally competent and of legal age to sign on the lease.

  2. Adult applicants unrelated by marriage who wish to share an apartment must complete separate applications and qualify individually for residency.

  3. The maximum occupancy for all of our rentals is two persons per bedroom.

  4. Minimum monthly gross effective personal income must exceed three (3) times the monthly rent, adjusted for any rent subsidies. (This standard does not apply to government subsidized housing.)

  5. Applicants must have no prior evictions for cause or non-payment, and no skips during the previous two years.

  6. Applicants must have no prior criminal felony convictions nor any conviction(s) doing harm to any person or property, including arson, assault, intimidation, sex related crimes, drug related offenses, theft, dishonesty, prostitution, obscenity, or related violations.

  7. Credit requirements vary, depending on the number of negatives on the applicant(s) report.

  8. Applicants must have no delinquencies of over 60 days on credit report, with the exception of medical bills.

  9. If employed, applicants must have good employment records for the past six months.

  10. Applicants must sign and fill in all blanks on the Rental Application.
